Sold!

I accepted a fair offer on my house today. The new owner knows the neighbourhood well and will be a great asset to this particular part of it.

It's time to get off the fence!

Hey, you heard it here first! (See previous post).
Here's a link to a brand new story that says house prices are already back to where they were 18 months ago, in some markets. In some cases, they are higher.
I have decided to stop actively marketing my home (no more open houses or advertisements) as I am under no pressure to sell.
But the house will of course, continue to be for sale and available for showing by appointment. It's just that the price will likely go up.

Red Deer housing market on the upswing

If you were waiting for prices to bottom out, you may have waited a tad too long. Two recent articles show that the housing market, nationwide and locally, is improving greatly.
The Red Deer Express in its Sept. 16 issue said: "Red Deer's housing economy is on the threshhold of being robust with the latest statistics from Canada Mortgage and Housing Corp. showing total housing starts in the City tripled last month."
The article was full of stats backing up the article's headline: "Red Deer housing starts show signs of new boom."
A Canadian Press story that ran on the Internet Sept. 15 confirmed the scope of the improvement.
"Resales of Canadian homes held steady and the national average price soared in August as the supply of existing homes for resale dwindled to a five-year low, the Canadian Real Estate Association said Tuesday."

We have recently held two busy open houses and we are encouraged by the number of people who have come through and checked us out.

We won't be holding another open house for a while -- family obligations etc., but if you would like to look at our house, please call 403-346-7261 and set up a time to do just that. We are very low key -- no pressure types. We'll stay out of your way while you look through.

See below for more information on the house. Call if you have questions.

The Price is Right!

My house is priced very competitively. I arrived at the price after having the house professionally appraised very recently ... it's not a number picked out of a hat!
I've also been out there myself and seen what others are offering for the same, but mostly more money, and they don't compare.
It's a good deal.
That said, I am open to reasonable offers.
Since I priced the house I've had a brand new furnace installed but the price has remained unchanged. Now house sales are on the rise and the economy has turned a corner. If you wait for the prices to bottom out you may suffer the same fate as many who waited for prices to max out!

A spanking shiny new Carrier furnace has been installed at 39 Otterbury, adding even more to the value offered in this home. That's right, a brand new furnace and the price remains unchanged.

Oriole Park Red Deer house for sale by owner

Solidly built bungalow moments from Bower Ponds and trails and backing onto a large park is for sale at the realistic and firm price of $225,000. This well-designed home features two good-sized bedrooms, a full bathroom and a large, sunny, eat-in kitchen. The living room boasts beautifully refinished original hardwood and there is new carpet in the bedrooms and the centre hallway. New lino has been installed in the kitchen, front foyer, bathroom and rear entrance and basement stairs. The basement is ready for you to develop to suit your specific needs. There is a huge, fully fenced rear yard (it's a pie-shaped lot with the wide side of the pie at the back -- they don't build many houses on lots this big anymore). The yard is well-treed, too, as well as overlooking a park rather than someone else's backyard. Taxes have just been set at $149.98 per month for 2009.

Serious inquiries are welcome by email at gr8bcs@yahoo.com or by phone at 403-346-7261. Viewings by appointment only. This house is for sale by owner, so please, no real estate inquiries.
